A few years ago, while looking for a bigger home, my wife and I saw a house
with a real estate agent sign that looked appealing. We called our real estate agent, who called
the homeowners real estate agent, and we took a tour of the house. We liked what we saw
so we made an offer and bought the house. All of this seems OK except the homeowners
had been trying to sell themselves, but they did not have an effective way to
market their home to the masses. Discouraged, they decided to list with a real estate agent
the very week that we saw the sign in the yard.
After talking with the homeowners after the sale we all realized that if my
wife and I had only known their house was for sale when it was FSBO both parties
would have saved a lot of money. The homeowners would have kept several thousand
more dollars of their equity and we would have saved several thousand dollars
on the purchase price. It made us sick! If we had only known the house was FSBO.
This house purchase has always bothered my wife and me. Not because of the
house itself, but because of the missed opportunity to save several thousand
dollars. We would have preferred to call the owner ourselves, tour the house,
and negotiate directly with the owner. We also could have arranged the appraisal,
home inspection, title search, and the attorney to advise and review the paper
work. These were closing costs that we were going to have to pay regardless
of the type of sale-FSBO or through a Realtor™.
